Our Tenant Benefits Package includes 15 services for increased tenant satisfaction and an overall better rental experience. The services included in this package provide our tenants with more flexibility, increased protection, and greater convenience. The Tenant Benefits Package is included with ALL Robert C. White & Company lease agreements and is $40/month.

24/7/365 Emergency Maintenance Service

We know that emergencies happen and when they do, you will be able to reach a live person for support after hours, on weekends, and even on holidays. Call handlers will assist in troubleshooting and self-diagnosing the issue with you and when necessary, dispatch and assist in scheduling a vendor to come out and fix the problem.


Video Move-In & Move-Out Protection Documentation

Everyone wants to get their full security deposit back and this helps protect you, the tenant, from being wrongfully accused of something that was present before moving in and not your fault. Prior to all tenants moving in, a Robert C. White & Company representative will perform an extremely thorough and detailed move in inspection video. Once a tenant has vacated the property, a Robert C. White & Company representative will perform a very similar and equally detailed move out video. These videos are used to document the condition of the property before and after tenancy to help return the security deposit. These detailed videos are provided to each tenant for review and prevents any disputes regarding the condition of the property.


On-time Rent Reporting to Increase Your Credit Score!

You can increase your credit score with us simply by paying your rent on time. Robert C. White & Company reports all on-time rental payments during your stay to the Experian RentBureau, raising your credit score!


Award Winning Resident Rewards Program

You are eligible for Piñata, an award-winning resident rewards program that helps renters earn rewards for on-time rent payments and save on everyday expenses for a premier rental experience. Earn hundreds per year. And save thousands more. In addition, with each on-time payment you make, a meal is donated to a family in need.


Online Tenant Portal

Tenants will have full, 24 hour, access to their online portal. Through their online portal tenants can view their tenant statement, pay rent, submit maintenance requests and are able to view their lease, lease renewals and any other shared documents at all times.


Easy Lockbox Move-In Coordination

Tenants will enjoy the convenience of moving in on their own timeline. A lockbox will be placed on the property and a code will be provided to them come move in time so that tenants can decide when they want to get the keys and start moving in. No more waiting for or scheduling with the property management company, simply use the lockbox and start moving into your new home when you want!

Robert C. White & Company takes the hassle out of document signing by using an electronic signing software for all documents requiring a signature. No more messing with fax machines, copiers or wasting time driving to the property management office. With our electronic signature software you can sign required documents in seconds, no matter where you are. All parties involved will be notified when the signatures have been executed and emailed a copy of the signed document.

Paying rent should not be difficult or stressful, which is why we offer 5 different ways to pay. 

  1. Free online ACH payment (e-check).

  2. Online credit or debit card payment (service charge applies).

  3. Mail-in a personal check, money order, or cashier’s check to the office.

  4. Pay with cash using our electronic payslip at your local 7-Eleven or CVS.

  5. Bring a check in person to our office (we also have a drop box on our building, for your convenience, in case you arrive before or after normal business hours).

Multiple Ways To Pay


Premier Pest Control Service

No one likes pests.  But living in New England we get plenty of them in and around our homes.  From ants to wasp nests to seasonal mice that enter from outside, we do know that from time to time “unwanted guests” enter our homes. In the past with renting, this was something that you had to take care of on your own as part of minor maintenance of the home. With our partnership with a pest control management service, help with all your pests problems is close by.


Robert C. White & Company will grant a one time waiver for a late rental payment. The full rental amount is still required to be paid, but the late fee, which is equal to 10% of a month's rent will not be charged.

One Time Late Fee Forgiveness


Robert C. White & Company will grant a one time waiver for a returned ACH or check payment. This is a $50 charge for each returned payment.

One Time NSF Forgiveness


In such a busy, hectic and fast paced world, we understand that things sometimes come up and appointments are forgotten. Robert C. White & Company will waive the missed appointment fee one time if an appointment with an RCW representative is missed. This is normally a $100 charge for each missed appointment.

One Time Missed Appointment Forgiveness


Moving is never easy, which is why we have partnered with Citizen Home Solutions to help take some of the stress out of it. For no charge to you, Citizen Home Solutions will contact you directly and assist in setting up or transferring your utility services, including gas, electric, cable/internet, and security or monitoring systems, to your new home.

Utility Concierge Service


If you are interested in or decide to purchase a home after renting with us Robert C. White & Company can provide you with the knowledge and assistance to make that happen. We provide free educational pieces of information about certain things you should know and what steps you should take to get the home buying process started. We can assist in getting you pre-approved through our preferred mortgage broker and we will assist you in the search and negotiation of terms on your new home. Additionally, if you decide to purchase a house with our Real Estate Partner, we will provide you with a $1,000* check after you close!

*Please note if the purchase price is under $200,000 the payment will be $500.

Home Buying Assistance Program


Robert C. White & Company has an insurance program through Appfolio where you are enrolled in a policy that meets the minimum legal liability requirements of your lease.

$100,000 Liability Insurance Coverage


Insurance Disclosure & Details:
Enrollment in this program waives your obligation to provide a certificate of insurance for accidental damages arising from fire, smoke, explosion, and sudden and accidental water discharge caused by your negligent acts or omissions as described in your lease agreement, up to $100,000. Tenants are still responsible for any deductibles. Additionally, we strongly encourage tenants to have a renters insurance policy in order to cover their personal belongings, since the Liability Insurance Coverage does not cover damage or losses to tenants personal belongings. The Liability Insurance Coverage Policy only waives your liability to the property and does not waive your liability to any third parties. The insurance only applies to accidental damage caused by your negligent acts or omissions and does not apply to damages caused by your deliberate or intentional acts or omissions. The insurance applies up to $100,000; any amount in excess of $100,000 remains subject to the lease agreement. The tenant’s insurance will commence on the move-in date as governed by the lease agreement. Tenants will be responsible for contacting Robert C. White & Company for any/all claims submissions. Residents shall be responsible to pay any deductibles charged per incident for claims related to the leased unit. Conditions and exclusions apply, so please review the policy for details which can be found below.

Opt Out:
Tenants may NOT opt out of the Tenant Benefits Package, it is REQUIRED with all lease agreements with Robert C. White & Company. You may opt out of the Liability Insurance Coverage portion if you provide the necessary insurance documentation as stated in the lease agreement. In the event that you opt out of the Insurance Coverage, the Tenant Benefits Package will drop to $29.50/month.
