Rental Application Requirements
All adults (18+ y/o) intending to live in the property must submit an individual application and pay the application fee of $25. Applications will not be processed until fee is paid. Application Fees are NON-REFUNDABLE.
Complete the application in full. Include current and past residences with complete landlord information and contact numbers.
Upload the following documents to your online application or email them to info@robertcwhite.com immediately after applying online:
Valid government issued photo ID
Proof of Income: 2 most recent Pay Stubs or 2 most recent years personal tax returns (if self-employed)
Most recent bank statement(s)
Pet photo with Applicant in image (if applicable)
Robert C. White & Company highly encourages all Applicants or their Agents to physically tour the home BEFORE applying.
Our Rental Criteria
Applicants should have a combined gross income of at least three times the monthly rent. Income will be verified with the two most recent pay stubs. Self-employed applicants may provide 2 years of tax returns or 1099s.
Often, owners look for a credit score of 650 or greater. A monthly credit contingency fee will be charged if credit score is under 700.
Co-signers may be considered per owner discretion when income is below guidelines. Co-signers are not considered for credit not meeting the criteria above.
Credit history and/or civil court records should not contain multiple delinquent accounts, judgments, eviction filings, liens or bankruptcy that has not been discharged.
Criminal records should contain no convictions for crimes involving violence, drugs, firearms, assault or battery, or sexual offenses.
Previous rental history from landlord should indicate that you complied with all terms of your lease.
Pets are allowed at the owner's discretion, and varies by property.

Pay the "old fashion" way, by check mailed to our office
Pay by e-check online for free; all you need is an email address and a checking account. It's easy and saves time and stamps
Pay by credit card online, because sometimes you need to (processing charge applies)
Pay in cash at CVS, 7-11 and other stores
Build or improve your credit
You pay your rent on time, and we feel like you should get credit for it. Now, with our partnership with Equifax, you can! Simply by paying your rent on time you will be building your credit. This program is great for everyone, but especially for people who need to rebuild their credit, and those with limited credit history.
Frequently Asked Questions
Do You Allow Pets?
Many of properties are Pet Friendly, but it is a owner decision if pets are allowed. When allowed, your pet must be one year of age or older, have had health checks and shots, and be spayed or neutered. You will have to sign a pet addendum as part of your lease and are asked to pay a monthly pet fee of $45 per pet.
Service or companion animals that assist tenants with special needs will always be accepted, provided acceptable documentation according to HUD is submitted. A pet fee will not be charged for a service or companion animal.
Baby-sitting or care taking of any other person(s) animals or pets is prohibited.
Are There Any Breed Restrictions For Dogs?
Yes. Unfortunately, because insurance companies have bred restrictions our owners have to as well or risk having their policy cancelled or claim rejected.
The following breeds are not allowed: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, and any mixed breed with any of the listed breeds in their lineage.

A link to the online application can be found on the rental listing.
How Does The Application Process Work?
We process complete applications Monday to Friday from 9am to 5pm. For an application to be considered complete we require a fully filled out application and an application fee from each person over the age of 18.

How Long Does It Take To Get An Answer?
We process applications within 24 hours of receiving them - usually much quicker than that. Final approval depends on verification of income and landlord rental history. Sometimes previous landlords takes a few days to get responses back. Typically it takes 2-3 days for the application review to be completed and for you to get an answer.
I Was Accepted. Now What?
Once you have been accepted, your rental will be put on hold for 24 hours. In that time, a non-refundable hold fee of 1 month's rent must be paid. This payment will convert to your first month's rent upon move-in. We will coordinate a time for a lease signing soon after you being accepted. Once we have the hold fee and signed lease, we will work with you to coordinate the move-in process.
